The difference between a surveyor, and a Chartered Surveyor is easily understood as follows – by becoming members of RICS (the Royal Institution of Chartered Surveyors), Chartered Surveyors are titled as such to show their recognised level of professional standards, qualification, respectfulness, and ethical integrity. In order to become a member of RICS, there is a requirement to obtain appropraite qualifications and pass the Assessment of Professional Competence (APC). To maintain up-to-date knowledge, there is also ongoing combined formal/structured and self- driven training called Continuing Professional Development (CPD) which has to be completed by the end of each calendar year. Non-Chartered Surveyors do not have to comply with any of these requirements.
All of these factors are what constitutes the difference between a surveyor, and one who proactively works to obtain and maintain their RICS chartered status and exceptional competency.
In summary, anyone can call themselves a surveyor, but to be entitled to use the term Chartered Surveyor , they MUST be RICS qualified.
All Chartered Surveyors will have the designation MRICS or FRICS after their name, so if in doubt this is a question worth asking and can be easily used by clients to verify the status of those they are looking to engage.
Basically, you need a Chartered Surveyor if you are looking to properly and stringently make sure that a construction project is well planned out and due diligence is done by someone who knows what they are doing and has expertise in the area.
