Our Client.

The Fish Tank is the first purpose-built early-years swimming and Activity Centre in the North East. Husband and wife, and former ‘Waterbabies’ franchise operators, Paul and Penny Gordon, entrusted us to guide them through the pre-construction and delivery stages of their own swimming pool and activities centre project to realise their vision and maximise the benefit from their significant personal investment.

Their Mission.

To create a bespoke facility in North East England to provide learning and development opportunities during the critical first few years of children’s lives. The completed facility would provide a baby-friendly heated pool, changing rooms complete with underfloor heating and 80m² of activity room space with the first Active Wall in the UK.

Our Role.

Project management, Quantity Surveying and Employer’s Agent We provided the full range of project management and quantity surveying services from the outset of the design stage, during the tendering process and the procurement and appointment of the contractor, and throughout the construction stage as Employer’s Agent.

The Result.

This bespoke £1.2m facility, procured via competitive tender under a JCT Design & Build 2016 Contract, was constructed from April 2019 to early January 2020, following an extensive pre-construction period which began in 2017. Our involvement from the outset up to construction handover and on into the operational phase ensured a seamless transition from concept to the realising of our client’s aspirations; for which we are grateful for a fantastic testimonial. With wellbeing at the heart of its design, this new venue is the place to be for baby and children’s activities in County Durham.
